General Leasing Questions

How do our rates compare to on-campus housing rates?
When comparing our rates to on-campus rates you must take into consideration many variables, including floor plan layout, square footage, furniture, utilities and community events. Our leasing staff is available to discuss with you how our rates compare to other housing options and validate that our community offers you the best value for your money, as well as a great location and incredible amenities.
Can I pay my bill with a credit card? Is there an extra charge?
You can make payments online with a credit card. There are transaction fees that apply with the use of a credit card and it is a percentage based off the amount of the transaction. You will be shown the convenience fee when making the payment and have to agree to the extra fee before the payment is processed.
Do you allow pets?
Georgia Heights does not allow pets.
How close to campus are you?
We are just steps away from the University of Georgia's campus!
If I am over 21 do I need a guarantor?
If you do not want to elect to have a guarantor, there are 2 other methods you may use to complete your lease agreement. Please refer to our rental criteria to see the methods of completing your lease if you are electing not to have a guarantor.
Is parking available?
Yes. Parking spots will be assigned and you will park in that assigned spot daily. Parking is due each month and considered part of your rental installment due. Rent will not be accepted without your parking included. Once you sign for parking, you are also committing to a full year of parking. You cannot decide mid-lease term that you do not want your spot anymore. We have a private deck below us that can fulfill the first 200 parking spots sold. Any parking spots sold over 200 will be assigned to the Washington Deck across the street located on Clayton St.
What if I need to cancel my lease?
Unfortunately, there is no way to cancel your lease. The lease agreement is legally binding. You can go through the lease assignment process as outlined in the lease agreement. There is a $200 fee associated with this process. We encourage you to contact our Leasing and Marketing Manager if you feel you need assistance or more information on this process.
What is the cost?

What size are the beds?
The beds are full size extra-long. We recommend queen size sheets, although full size extra-long can be special ordered through some retailers.
What types of leases are available?
We offer 5 installment and 12 installment leases. 5 installment leases are limited availability.
What utilities are included in my monthly installment?
All the utilities, with the exception of electricity, are included in your rental installment. We will take care of your cable, internet, water, trash and pest control. You will be responsible for setting up your electricity account and making those payments. Accounts not established in a tenants name or accounts that are turned back over to Georgia Heights due to non-payment will be subject to additional fees as outline in your lease agreement.
When can I move in?
Our move in date is August 4, 2018. No early move ins will be promised.
When is my first payment due?
Your first rental installment will be due on July 15, 2018. Your next installment will not be due until September 1, 2018 and will be due on the 1st of the month each month going forward through July 2019.

Renewal Questions

Can I request different roommates?
We want you to be comfortable here, and we will do everything we can to accommodate your roommate requests.
What is a "renewal?"

Are you loving it here and can't imagine leaving at the end of your lease? By signing a renewal, you get to extend your stay at your community!

If I renew, will my guarantor have to sign again?
No. Your guarantor doesn't have to do anything extra!
If I renew, do I have to move out then move back in?
When you renew and choose to stay in your current spot, no moving is required!
I'm graduating in December, can I still renew?
Contact the office for details on the options available to you.
I just moved in, is it too early to renew?
Renewing now will provide the most benefit to you. By signing early, you will secure your space for next year and take advantage of the best pricing available.
How do I renew?

We know how busy you are, so we have made the process as quick and easy as possible. Renewing is a easy as "1,2,3!" Just following these steps:

1. Open your renewal email from us.
2. Review the terms, and click "Accept"
3. Follow the prompts to sign the new lease agreement.

It's that easy!

When do I start paying the new rent amount?
On the first day of your new lease.
